Two Counties, and We Know Both of Them Well

We are a small family business based in Fairhope, and we buy houses in Mobile County and Baldwin County, Alabama. That is not a marketing radius drawn on a map — it is where we actually go, where we have bought houses, and where we can be standing in your driveway a day or two after you call.

There is a reason we do not list forty cities. A buyer who claims the whole Southeast is either sending your information somewhere else or has never seen a street in your neighbourhood. What a house is worth on Moffett Road is not what it is worth in Magnolia Springs, and only somebody who works both places can tell you the difference without guessing.

Mobile County

Most of the houses we buy in a given year are here. Mobile County has older housing stock than Baldwin, far more of it is owner-occupied at the affordable end, and a great many of those houses have needs that a retail buyer’s lender will not overlook — an older roof, knob-and-tube wiring, a foundation that has settled, storm damage that was never properly repaired. Those are exactly the houses that sit on the open market and then sell to us.

  • Mobile — midtown, west Mobile, the neighbourhoods off Airport and Government, and everything in between. The largest market we work in and the one we watch the closest.
  • Theodore — south of the city along US-90, where lots are bigger and a lot of houses are older than the people selling them.
  • Semmes — west on Moffett Road, a mix of county subdivisions and acreage.
  • Saraland — north on US-43, one of the steadier markets in the county.
  • Satsuma — small-town Mobile County just up the highway from Saraland.
  • Creola — the north end of the county, rural and often overlooked by out-of-town buyers.
  • Grand Bay — southwest toward the Mississippi line, where land often matters more than the house on it.
  • Belle Fontaine — the Fowl River side, where flood history and elevation drive value more than square footage.
  • Dauphin Island — the barrier island at the mouth of the bay, with its own insurance and construction realities.

Baldwin County

Baldwin is where we live and where we started. It is a different market from Mobile — newer construction, higher prices, and a population that keeps growing — but the reasons people need to sell quickly are exactly the same: an inherited house nobody lives in, a rental that stopped making sense, a divorce, a job that moved, a repair bill larger than the bank account.

  • Fairhope — our own town.
  • Daphne — the Eastern Shore just north of us.
  • Spanish Fort — at the head of the bay by the causeway.
  • Bay Minette — the county seat, and the north Baldwin market we get called into most.
  • Stapleton — rural north Baldwin, where acreage is common.
  • Loxley — where I-10 meets Highway 59.
  • Robertsdale — central Baldwin on US-90.
  • Summerdale — between Robertsdale and Foley on 59.
  • Foley — south Baldwin’s biggest market and one of the fastest changing.
  • Elberta — east Baldwin farm country.
  • Magnolia Springs — along the Magnolia River, where a lot of the housing stock is old and characterful and expensive to keep up.
  • Lillian — on Perdido Bay right at the Florida line.
  • Perdido Beach — small, quiet, and rarely covered by anyone else.
  • Gulf Shores — the beach market, including condos and rental properties.
  • Orange Beach — the same, with its own set of storm and insurance questions.

What We Buy Across Both Counties

Condition is almost never the reason we say no. We buy single-family houses, duplexes and small multi-family, mobile homes on land, condos, and vacant lots. Specifically, we buy:

Move that same house a hundred miles and both of those numbers change. A buyer who quotes you a number sight-unseen from another state is either padding it heavily to protect themselves or planning to renegotiate later. Common Questions

Do you buy houses outside Mobile and Baldwin counties?

Occasionally, in the neighbouring parts of Escambia and Washington counties and just over the Florida line, but we are honest about it: the further from home a house is, the less confident we are in the number, and a cautious offer helps nobody. Call and ask — if it is too far for us to be useful, we will say so rather than waste your week.

Do you buy land as well as houses?

Yes. Vacant lots, acreage and unbuildable parcels, in both counties. Land is often simpler and faster to close than a house because there is nothing to inspect.

How quickly can you come and look at a house?

Usually within a day or two, because everything on this page is inside about an hour of Fairhope. That is the practical advantage of a small local buyer over a national one.

Do you buy condos and beach properties?

Yes, in Gulf Shores, Orange Beach and along the bay. Those come with their own questions — association dues, assessments, insurance history, rental restrictions — so expect us to ask about those before we talk about a number.

My town is not listed. Does that mean you will not buy it?
