Sell My House Fast in Gulf Shores, AL

Green South House Buyers is a family-owned cash buyer based in Fairhope. We buy houses and condos in Gulf Shores in any condition, with no commission, no repairs and no showings, and you choose the closing date. Call or text (251) 308-1215.

Half of Gulf Shores was empty on census day

That is the number that explains this market, and it is not a criticism of the town.

  • Gulf Shores had 13,682 housing units and 6,847 households at the 2020 census — a 50.0 percent vacancy rate. Those units are not derelict. They are beach houses, condos and vacation rentals that simply had nobody living in them year-round.
  • The resident population is 17,394 as of July 2025, up 14.7 percent since 2020, and up from just 9,741 in 2010.
  • Median age is 49.4 and 25.9 percent of residents are 65 or over. Median household size is 2.17.
  • Median owner-occupied value is $382,700, and median monthly owner costs with a mortgage run $2,061 — the highest of any town in Baldwin County.
  • Accommodation and food services rang up $243 million in 2022 sales against a resident base of about 15,000 people. This is a tourism economy, not a residential one.

Why that matters when you sell. Your buyer is usually not a local family. It is somebody buying a second home or an income property, often from out of state, and that buyer is discretionary. They shop seasonally, they compare your unit against dozens of near-identical ones, and they walk away over an insurance quote or an HOA special assessment. That is a fundamentally different selling experience from Daphne or Robertsdale, and it is why a guaranteed close is worth more here than the raw numbers suggest.

Sally made landfall here

Not near here. Here. Hurricane Sally came ashore at Gulf Shores at 5 a.m. on 16 September 2020 as a strong Category 2 with 105 mph sustained winds, dropping 21 inches of rain on the Foley area and driving 7 to 9 feet of surge into the back bays of southeast Baldwin County (National Weather Service, Mobile).

Before that: Ivan made landfall at Gulf Shores in 2004 and caused extensive wind and flood damage; Katrina followed in 2005; and Hurricane Frederic in 1979 leveled most of the town. Much of what stands in Gulf Shores today exists because something earlier did not survive.

Six years on from Sally, we still buy houses here where the insurance settlement covered part of the repair and the rest never happened. We buy them as they sit. We are not going to act surprised by storm damage in a town that has been rebuilt this many times.

What we will not do is tell you your flood zone or base flood elevation. That is parcel-specific and belongs to FEMA’s Map Service Center. Look yours up before you make any decision.

When to list, and when to call us

List it if it is sound, insurable at a sane number, and you can wait for the spring season. The right vacation buyer will pay more than we can.

Call us if the insurance or an HOA assessment has ended it for you; if there is unrepaired storm damage; if you inherited a beach place the family cannot agree on; if the rental income stopped covering the costs; or if you need certainty rather than another season of showings.

Where we buy in Gulf Shores

The whole city. Beachfront and back from it along SR-182, the neighborhoods north of the Intracoastal Waterway either side of Gulf Shores Parkway, the canal and lagoon properties on Little Lagoon, west out Fort Morgan Road, and the areas around Gulf State Park. Single-family houses, condos, duplexes, lots and manufactured homes.

We also buy in Orange Beach, Foley, Elberta and across Baldwin County.

What Gulf Shores owners call us about

  • Insurance. More than anything else. Wind and flood premiums have moved enough that owners who planned to hold another ten years changed their minds at a single renewal.
  • HOA special assessments on condo buildings, often for roof, envelope or storm repair, arriving as a five-figure bill.
  • Storm damage that was never finished.
  • An inherited beach house with heirs in different states, some wanting to keep it and some wanting their share.
  • Rentals that stopped working — bookings down, management costs up, and the owner living somewhere else.
  • Owners in their seventies deciding the stairs, the drive and the hurricane seasons have run their course.

How it works

  1. Tell us about the property — address, condition, and anything about storm history, insurance or HOA assessments.
  2. We come and look. You do not need to be there and nothing needs cleaning.
  3. Written offer, normally within 24 hours of the visit. No obligation.
  4. You pick the closing date. About a week with clear title.
  5. Close at a local title company, remotely if you are out of state. No commission, no repair credits, normal closing costs covered.

Who you are dealing with

A small family-owned company in Fairhope, about an hour up the road. Steve answers the phone and comes out himself. We buy with our own money and we will tell you when waiting for the season would serve you better.

Questions from Gulf Shores sellers

Do you buy condos?

Yes. Tell us the building, the floor, and whether there is an assessment outstanding, because on a condo those three things move the number more than the finishes do.

There is a special assessment coming. Does that kill the deal?

No, but it has to be on the table from the start. We would far rather price it in at the beginning than find it in the estoppel and come back to you with a lower number two weeks before closing. That is the thing that makes people hate this business and we do not do it.

My insurance has become unaffordable. How fast can you close?

About seven days once title is clear, and you set the date. This is the most common reason anybody on this coast calls us.

The house still has damage from Sally. Will you buy it?

Yes, as it sits. Tell us what happened and what insurance did or did not cover.

Would I do better listing it?

If it is sound and insurable and you can wait for spring, very likely yes, and we will say so. What you get from us instead is a date, no commission, no repairs, and not carrying the property through another hurricane season waiting on a discretionary buyer.

Are there fees?

No commission, no listing fees, and we cover the normal closing costs.

Do you buy lots and land here?

Yes.
