How does selling my house to Green South work?

Do I pay any fees or commissions?

No. There is no agent commission, no service fee and no hidden charge. The price we agree on is the price on the closing statement, less anything you owe on the house (mortgage payoff, liens, back taxes), which is settled out of the proceeds at closing rather than paid by you up front.

Will you buy a house that needs repairs?

Yes, in any condition. Roof damage, foundation problems, fire or water damage, mold, termite damage, code violations and hoarder houses are the bulk of what we buy. You make no repairs and do no cleaning; leave behind anything you don’t want.

How fast can you close?

As little as seven days when the title is clear, or on any later date you choose. The things that add time are title problems (a deceased owner still on the deed, an unreleased lien, a divorce not yet final), not us. We pay with our own funds, so there is no financing contingency and no appraisal.

How much will you offer?

Less than retail, and we say so up front. The offer starts from what the house would sell for fully repaired, based on recent sales on nearby streets, and subtracts the repair cost, our holding and resale costs, and our margin. We show each line. If your house is in good shape and you have time, listing it will usually net more; we will tell you that when it’s true.

What if my house is in foreclosure?

Call before the sale date; a sale can be stopped up to the day it is scheduled by paying off the lender, and a sale to us does exactly that. Alabama foreclosures are non-judicial and move quickly once notice is published. If the sale has already happened, Alabama gives the former owner a right of redemption: 180 days for a homesteaded residence, one year otherwise (Ala. Code § 6-5-248). What if there are liens or back taxes on the house?

We still buy it. Liens, judgments and delinquent property taxes are paid from the sale proceeds at closing by the closing agent; they do not have to be cleared before we make an offer. Very large liens can exceed the value of the house, and we say so early if that is the case.

Can I sell an inherited house or a house in probate?

Yes. In Alabama the estate’s personal representative sells the house once the probate court issues letters testamentary or letters of administration. Baldwin County probate is handled at the courthouse in Bay Minette (220 Courthouse Square); Mobile County probate at Government Plaza in Mobile. Where several heirs own the house, all of them sign. Can I sell a house with tenants in it?

Yes. We buy occupied rentals and take over the lease; the tenant does not have to move for the sale. Alabama requires 30 days’ written notice to end a month-to-month tenancy, and we plan around that rather than asking you to evict anyone. See selling a rental with tenants.

Am I obligated once I get an offer?

No. The offer is free, in writing, and you can turn it down with no argument from us. You are only committed once you sign a purchase agreement, and that agreement names the price, the closing date and what happens if either side backs out.

What kinds of property do you buy?
