Grand Bay sits on US-90 and I-10 in the southwest corner of Mobile County, about twenty-six miles from Mobile and three miles from the Mississippi line.

Grand Bay is a manufactured-home market, and most cash buyers will not touch it

This is the single most important thing about selling here, and it is why we are worth a call when others are not.

  • 453 of Grand Bay’s 1,932 housing units are mobile or manufactured homes — 23.4 percent (American Community Survey, 2019-2023). Nearly one in four. That is the highest share of any community in Mobile County.
  • We buy manufactured homes. Singlewides, doublewides, homes on their own land, homes on rented lots, and land with an old mobile home sitting on it. It is a core part of our business, not an exception we make.
  • If you have called other “we buy houses” companies in Mobile and been told no or simply not heard back, this is almost always why.

The rest of the picture:

  • Median owner-occupied value is $143,800 (ACS 2019-2023) — the lowest of the Mobile County towns and well below the county’s $190,700.
  • 79.6 percent owner-occupied, against 66 percent countywide. Median household income is $62,318 and the median house was built in 1983.
  • Grand Bay lost population between censuses, from 3,672 in 2010 to 3,460 in 2020. It is the only community in this part of the county that shrank, and it means there is no wave of retail buyers waiting for your house.
  • Vacancy ran 12.4 percent at the 2020 census — higher than the towns up the road.

Storms are not an abstraction here

Grand Bay was built on a land boom. The Grand Bay Land Company sold ten-acre lots in the early 1900s on the promise that a family could live off pecan and satsuma trees, and for a while it worked — newspapers, a telegraph, hotels, a bank. Then hurricanes in 1906 and 1910, followed by a hard freeze, ended it. The old State Bank building in the Grand Bay Historic District is what is left of that period.

A century later the exposure has not changed. This is low country a few miles from Mississippi Sound, and storm damage is one of the more common reasons people here decide to sell rather than repair. We buy storm-damaged houses as they sit.

When a cash sale makes sense, and when it does not

List it with an agent if it is a sound stick-built house in good condition and you can wait. Even in a slow market, a clean house priced right will find someone.

Call us if it is a manufactured home; if it needs a roof, a septic or floor work you are not paying for; if you inherited it; if it is vacant and costing you; if there is a tenant; or if you need a firm date.

Where we buy

All of Grand Bay and the country around it — the older streets by the historic district and the schools, the properties strung along US-90, the acreage north of I-10, and down AL-188 toward Bayou La Batre. We buy houses on land, land on its own, and lots with an old home on them.

Nearby we also buy in Theodore, throughout the city of Mobile, and over in Baldwin County.

What people in Grand Bay call us about

  • A mobile home on family land. The most common call we get from this part of the county. Sometimes the home is worth moving, sometimes the land is the value and the home has to go. We handle both.
  • Inherited acreage. Ten-acre pieces from the old land-company days are still in families, often with an aging house on them and heirs scattered across three states.
  • Storm-damaged property where the insurance money did not cover it and the repair never happened.
  • Vacant houses. Out here an empty house deteriorates fast and insurers charge accordingly.
  • Tired landlords. Around one in five homes here is rented.
  • Back taxes or foreclosure, where there is still equity and still time.

How it works

  1. Tell us what you have — address, condition, timeline. Say up front if it is a manufactured home; it does not change our answer, but it changes the paperwork.
  2. We drive out and look. No cleanup needed.
  3. Written offer, normally within 24 hours of the visit. No obligation.
  4. You pick the closing date. About a week with clear title.
  5. Close at a local title company. No commission, no repair credits, normal closing costs covered.

Who you are dealing with

A small family-owned company in Fairhope. Steve answers the phone and usually comes out himself. We buy with our own money, we deal in manufactured housing every week, and we will tell you plainly when listing would serve you better.

Questions from Grand Bay sellers

Will you really buy a mobile home?

Yes. Singlewides, doublewides, on land or on a rented lot, titled or with the title long lost. Nearly a quarter of the homes in Grand Bay are manufactured and we buy in this market regularly. If another company told you no, that is not our answer.

What if I cannot find the title to the mobile home?

It happens constantly and it is usually solvable. Alabama has a process for a lost or missing manufactured home title, and we have been through it before. Tell us what you have and we will work out what is needed.

The home is worthless but the land is good. What then?

Then we are buying the land and dealing with the home as part of the job. We buy lots with old mobile homes on them, which is a thing most buyers avoid because of the cost of removal.

How fast can you close?

About seven days once title is clear. Manufactured homes and inherited acreage can take longer because of title and heirship, and we will tell you exactly what is outstanding.

Do I have to repair storm damage first?

No. We buy it as it sits, damage included, and the cost comes out of our number rather than your pocket.

Are there any fees?

No commission, no listing fees, and we cover the normal closing costs.

Do you buy vacant land?

Yes, with or without anything standing on it.
