Perdido Beach is on the north shore of Perdido Bay, between Soldier Creek and Palmetto Creek.

The town that incorporated to stop being developed

Most towns incorporate to grow. Perdido Beach incorporated to stay the same, and that is not a figure of speech.

In early 2008 the Perdido Beach Property Owners and Residents Association began an incorporation drive after Orange Beach bought property and announced development plans for the north shore of Perdido Bay. A referendum in April 2009 passed with over 60 percent support, and on 10 June 2009 Perdido Beach became Baldwin County’s fourteenth municipality.

It worked. Perdido Beach is 1.19 square miles, sits at 59 feet of elevation, and had 555 residents at the 2020 census.

It is also the only town in Baldwin County that is shrinking

  • Perdido Beach went from 581 residents in 2010 to 555 in 2020 — a decline of 4.5 percent (U.S. Census Bureau). Every other town in Baldwin County grew, several of them enormously. Loxley grew 72.5 percent since 2020 alone.
  • There is no published median home value, household income, owner-occupancy rate or housing unit count for Perdido Beach. It is far below the threshold the Census uses for detailed estimates, and the 2020 census tables do not break out housing for it either.

We would rather say that plainly than pretend to a precision nobody has. If a website quotes you a specific median home value for Perdido Beach, it is extrapolated from Orange Beach or the county. In a town this size, with waterfront and non-waterfront parcels sitting side by side, that number will be wrong in one direction or the other by a long way.

The practical version: property here is valued by looking at it. Frontage on the bay or the creeks, elevation, the condition of the structure, septic, access, and above all what it costs to insure.

Hurricanes are the defining risk here

Perdido Beach’s position on the north shore of the bay makes it especially exposed to hurricanes, and the recent record bears that out. During Hurricane Sally in September 2020, the National Weather Service recorded a 118 mph gust at Perdido Pass — the highest measured anywhere in Baldwin County for that storm — and 7 to 9 feet of storm surge above ground level in the back bays and sounds of southeast Baldwin County, which is precisely this stretch of water.

That is why most people here who sell to a cash buyer do so. Either the damage was never fully repaired, or the insurance renewal arrived and the arithmetic stopped working. We buy in both situations, as the property sits.

What we will not do is tell you your flood zone or base flood elevation. That is specific to your parcel, it changes, and it belongs to FEMA’s Map Service Center. Look yours up before making any decision.

When to list, and when to call us

List it if it is sound, elevated, insurable at a sensible number, and you can wait for a buyer who specifically wants the quiet north shore. Those buyers exist — that is the whole reason the town fought to stay as it is.

Call us if insurance has ended it for you; if there is storm damage still outstanding; if you inherited it; if it is a second home or camp you stopped using; or if you need a firm closing date.

Where we buy

All of Perdido Beach — the bay-front lots, the properties along Soldier Creek and Palmetto Creek, and the houses and land set back from the water. We buy houses, vacant land and manufactured homes.

We also buy in Orange Beach, Lillian, Elberta, Gulf Shores, Foley and throughout Baldwin County.

What Perdido Beach owners call us about

  • Insurance. The dominant reason on this stretch of water. Wind and flood premiums have moved enough that people who intended to keep a place for another decade changed their minds at one renewal.
  • Unrepaired storm damage, usually where a settlement covered part of the work.
  • Camps and second homes that stopped being used after the owners’ circumstances changed.
  • Inherited waterfront, sometimes held in a family for generations, with heirs who cannot agree or cannot carry the insurance.
  • Properties that sat listed because the buyer pool for a 555-person town is small and seasonal.

How it works

  1. Tell us about the property — address, condition, and anything about storm history or insurance.
  2. We come and look. You do not need to be there.
  3. Written offer, normally within 24 hours of the visit. No obligation.
  4. You pick the closing date. About a week with clear title.
  5. Close at a local title company, remotely if you are out of state. No commission, no repair credits, normal closing costs covered.

Who you are dealing with

A small family-owned company in Fairhope, on the other side of the county. Steve answers the phone and makes the drive down himself. We buy with our own money and we will tell you when holding or listing would serve you better.

Questions from Perdido Beach sellers

My insurance renewal has made this impossible. How fast can you close?

About seven days once title is clear, and you choose the date. This is the most common reason anybody on the north shore calls us.

The house still has damage from Sally. Will you buy it as it is?

Yes. Tell us what happened and what insurance covered, so it is in the number from the start rather than turning up later.

Do you buy waterfront and creek-front property?

Yes, on the bay and on Soldier and Palmetto Creeks, and the properties set back from the water too.

Why does every website give a different value for my house?

Because there is no published housing data for a town of 555 people. Those figures are extrapolated from Orange Beach or Baldwin County as a whole, and Perdido Beach is deliberately nothing like Orange Beach. The only way to value a property here is to look at it.

Do you buy vacant land?

Yes.

Are there fees or commissions?

None, and we cover the normal closing costs.

Do I have to clear the property first?

No. Take what you want and leave the rest.
