What happens after you send us your address

This page is short on purpose. You are here to get a number, not to read.

1. You send the address and a phone number. That is all we need to start. No account, no upload, no credit check, and we do not ask for your social security number at any point.
2. We call you, usually the same day. A five minute conversation: what condition the house is in, whether anyone is living in it, and what your timeline looks like.
3. We come and look at it. In person, normally within a day or two. Steve usually does this himself. Nothing gets torn apart, nothing gets tested, and you do not need to clean.
4. You get a written offer, normally within 24 hours of that visit. It shows what we think the house is worth finished, what we think it costs to get there, and what is left. No obligation to take it.
5. If you accept, you pick the closing date. About a week once title comes back clear, or months out if you need time to find somewhere.

What the offer will and will not be

It will not be retail. We do not pay what a renovated house sells for, because we are the ones paying for the renovation and carrying the risk. Anyone promising you top dollar for an as-is cash sale is not being straight with you.

It will be a real number we can close on, from our own funds, with no financing contingency. And it will not change after the fact unless you tell us something about the house that turns out not to be the case.

What we need from you on the call

• Roughly what condition it is in, honestly. “The roof leaks and the AC died two summers ago” is more useful to us than “it needs a little work.”
• Whether anyone is living there — you, a tenant, or nobody.
• Whether the title is straightforward, or whether it is an estate, a divorce, or has liens or back taxes against it.
• Your timeline, and whether there is a hard deadline like a foreclosure date.

None of those answers disqualify a house. They change the number and the timeline, and we would rather know at the start than at the closing table.

If we are not your best option, we will say so

If your house is in good shape and you have two or three months, listing it will very likely pay you more than we can, and we will tell you that on the phone. In Mobile County the median listing goes pending or comes off the market in 63 days; in Baldwin County it is 87 days (Realtor.com via the Federal Reserve Bank of St. Louis, August 2026). If you can wait that out and the house shows well, wait it out.

Is the offer really free and is there any obligation?
