On that land, lessees hold a 99-year renewable lease and own the improvements outright. In other words you own your house; the Corporation owns the ground under it, and you pay the land taxes plus the Corporation’s fees rather than paying property tax on the land directly.

It works perfectly well, generations of Fairhope families have lived on it, and it is part of why the bay-front parkland has stayed public since the town was founded. But it does add a step when you sell. Leasehold transfers go through the Corporation, not simply through the title company, and some buyers and some lenders take longer to get comfortable with a leasehold than with a fee simple lot.

If you are not sure whether your property is on Single Tax land, check with the Corporation directly before you list or sign anything with anybody, including us. They handle transfers themselves and they are the only authority on what your particular lease says.
