Orange Beach started as three separate settlements — Orange Beach, Caswell and Bear Point — living off turpentine, a shingle mill and orange groves. The groves died in a series of hard freezes, the last in 1926. The first paved road did not arrive until 1947, electricity until 1948, and telephones until 1956.

The town did not incorporate until 1 August 1984, after Hurricane Frederic had flattened the coast in 1979, and development accelerated sharply from that point. That history is why the building stock here is comparatively young, comparatively dense, and almost entirely built to serve people who do not live here year-round.

Then came the events that shaped the current market: Ivan in 2004, Katrina in 2005, the Deepwater Horizon spill in 2010 — for which the city received $15 million in settlement compensation in 2016 — and Sally in 2020, which put 29.99 inches of rain on Orange Beach and drove a 118 mph gust through Perdido Pass (National Weather Service, Mobile).
