Alabama is a caveat emptor state, and that matters more than people realise

Most states require a home seller to fill out a disclosure form listing everything wrong with the house. Alabama does not. There are three well-established exceptions. You must disclose when:

  2. you know of a material defect that is not readily visible and could pose a health or safety risk; or
  3. the buyer asks you directly about a specific defect — at which point you must answer honestly.

What this means practically: selling a house as-is in Alabama is genuinely simpler than in most states. It does not mean you can hide a health or safety problem, and it does not mean you can lie when asked a direct question. We tell sellers to answer everything straight, because a deal that falls apart at closing over something that surfaced late helps nobody.

The Alabama Gulf Coast is really three different markets

  • Baldwin County — median listing $499,450, 87 days on market, population up 15.5 percent since 2020, 77.6 percent owner-occupied. Nearly twice the price and a third longer to sell. Selling in Baldwin County.
  • The beach towns — Gulf Shores was 50 percent vacant on census day and Orange Beach had 14,545 housing units against 3,793 households. These are second-home and vacation-rental markets where your buyer is discretionary and seasonal, not a family that needs somewhere to live.

List with an agent. Best price if the house shows well and you can wait. Expect commission, a repair negotiation after inspection, and the county median time on market above — 63 days in Mobile, 87 in Baldwin, and that is the median, so half take longer.
