Elberta is on US-98, five miles east of Foley and ten miles west of Lillian.

A German farm town that is now half beach country

Elberta was founded by a Chicago land company. The Baldwin County Colonization Company organized in 1903 and the first settlers arrived in 1904 — German immigrant farmers, who built a Catholic church in 1905 and a Lutheran one in 1908. The town did not incorporate until a vote on 9 December 1952.

That heritage is not a museum piece. The Elberta German Sausage Festival still runs the last weekends of March and October, with polka, sausage and around 250 craft vendors, and it raises money for the volunteer fire department. The Baldwin County Heritage Museum here keeps the farm equipment and the restored St. Mark’s Lutheran Church.

What has changed is what surrounds it. Elberta sits between Foley and the Perdido Bay line, close enough to the beaches that it has picked up a seasonal population on top of the farming one.

What the numbers show, and what they do not

  • Elberta grew from 1,498 residents in 2010 to 1,974 in 2020 — up 31.8 percent (U.S. Census Bureau).
  • 1,064 housing units, 860 households, and a vacancy rate of 19.2 percent.
  • Median age 43.2, with the town split 45.1 percent urban and 54.9 percent rural.

That 19.2 percent vacancy is the figure worth pausing on. It is high for an inland farm town — Robertsdale sits at 6.3 percent and Summerdale at 8.0 percent — and the likeliest explanation is how close Elberta is to the coast. A meaningful share of housing here is seasonal, second homes, or bought by people who are not here year-round.

As with the other small Baldwin towns, Elberta is below the population threshold for the Census’s detailed annual estimates, so there is no current published median home value, household income or owner-occupancy rate. We are not going to quote you one. Anybody who does is using county-wide numbers or figures from decades ago.

Sally hit Elberta hard

This belongs on the page because it is still affecting sales. When Hurricane Sally came ashore at Gulf Shores in September 2020, the National Weather Service recorded 86 mph gusts and 20.99 inches of rain at Elberta — among the heaviest rainfall totals anywhere in the storm.

Six years on we still look at houses here where the insurance settlement covered part of the roof and the rest was going to be done later. We buy them as they sit, damage included.

When to list, and when to call us

List it if it is a sound house in good condition and you can wait for the right buyer.

Call us if it is land with an ageing house or mobile home on it; if there is unrepaired storm damage; if you inherited farm property; if it is a seasonal place you no longer use; if it needs work you are not paying for; or if you need a date.

Where we buy in and around Elberta

The town along State Avenue and the country in every direction — the farmland and acreage on the county roads, the properties running south toward the bay, and the houses and mobile homes scattered on the routes toward Foley and Lillian. Given how rural over half this town is, much of what we buy here is land with something on it.

We also buy in Foley, Lillian, Summerdale, Orange Beach, Gulf Shores and throughout Baldwin County.

What Elberta sellers call us about

  • Inherited farm property. Land held since the German settlers’ descendants farmed it, now owned by heirs who live in Mobile, Pensacola or further away.
  • Unrepaired storm damage from Sally and the seasons since.
  • Seasonal houses that stopped being used — bought for the beach, then the owners’ health or circumstances changed.
  • Manufactured homes, on their own land or on lots. We buy them.
  • Acreage that agents struggle to price because there is no comparable sale.
  • Insurance costs that have made a property unviable for the owner.

How it works

  1. Tell us what you have — address, condition, acreage, and any storm or insurance history.
  2. We come out and look. No preparation needed.
  3. Written offer, usually within 24 hours of the visit. No obligation.
  4. You pick the closing date. About a week with clear title.
  5. Close at a local title company, remotely if you are out of state. No commission, no repair credits, normal closing costs covered.

Who you are dealing with

A small family-owned company in Fairhope. Steve answers the phone and comes out himself. We buy with our own money, we are comfortable with rural property and manufactured homes, and we will say when listing is the better route.

Questions from Elberta sellers

My house still has damage from Sally. Will you buy it?

Yes, as it stands. Tell us what happened and what insurance did or did not cover so it is in the number from the start rather than appearing later.

Do you buy farmland and acreage?

Yes, with or without a house on it, and including land with an old mobile home that needs removing.

Do you buy manufactured homes?

Yes, on owned land or rented lots.

Why can nobody tell me what my property is worth?

Because Elberta is small enough that there may be no comparable sale from the past year, and rural parcels with outbuildings do not fit standard valuation models. The answer is to have someone look at the property rather than pull a report.

I live out of state. Do I need to come down?

No. We look at it and closing runs remotely through a local title company.

How fast can you close?

About seven days once title is clear. Inherited land often takes longer because heirship has to be established, and we will tell you exactly what is outstanding.

Are there fees or commissions?

None, and we cover the normal closing costs.
